In case it is helpful to other Airbnb hosts in cold(ish) weather climates, I thought I’d share the Fall checklist we developed for our properties in Minnesota. Much of this probably applies to any property, but there are a few things that may be more or less important for an Airbnb vs. traditional rentals or your primary residence.

House – Interior

  • Remove and store window AC units
  • Replace furnace filter
  • Close storm windows
  • Clean windows and sills
  • Test and replace batteries in smoke and carbon monoxide alarms and thermostat
  • Insulate kitchen pipes (this may be a one-time task instead of yearly, but after a frozen pipe last year, it made our list!)

House – Exterior

  • Turn off outside water spigots
  • Clean out gutters and make sure all downspouts are attached correctly
  • Replace exterior light bulbs
  • Move patio furniture to storage


  • Clean up annual plants and flowers and put containers in storage
  • Store garden hoses and other gardening tools
  • Leaf clean-up
  • Trim or prune trees and shrubs
  • Add black dirt and seed lawn where needed
  • Winterize lawn mower and other equipment
  • Arrange for snow removal

For Guests

  • Make a shovel and ice-melt easily accessible to guests
  • Add baseboard or space heaters as needed
  • Make sure extra blankets are available in bedrooms and/or living areas
  • Post any “snow emergency” parking restrictions in the property and house manual
  • Update Guidebook to include winter-specific activities in the area
  • Review and update calendar/pricing to account for special dates, holidays or “off-season” rates
